The climate of real estate in metro Vancouver is like no other.  For  buyers purchasing for the first time, new immigrants, millenials, they cannot just purchase their first home without information and some knowledge about real estate and market statistics.  Likewise, home sellers need to be more savvy when it comes to selling their home as there are trends in selling that they must be aware of before listing their home for sale.  How do I maximize my home's full potential?  Do I redecorate and paint?  Do I renovate?  Do I add a secondary suite?  A laneway home?  Do I sell my property as land assembly? And if so, how does my property qualify?

 

It is these two areas that my seminars focus on-- first time home buyers and selling your home as land assembly because buying and selling real estate today, information is powerful and knowledge is key. 

 

For example, first-time home buyers must be aware of where price appreciation has occured in metro Vancouver, and why it is a better investment to purchase in those areas.  In metro Vancouver, price appreciation has happened around transit stations near the Cambie Corridor.  A study titled, "Price Appreciation Patterns" in 2012 by UBC Sauder Students Maryam Bagheri, Christina Chan, Allison Lasocha and Karlee Sommerfield obtained data from MLS listings before, during and after construction along these transit routes and found that price appreciation happened. 


In an article in Business in Vancouver January 2017, according to ICBC, there are fewer motor vehicle ownership in British Columbia. However, that doesn't mean that there are fewer drivers. The advent of ride sharing such as Car2Go, Evo, Modo are all gaining in popularity because of the rising fuel cost, cost to maintain, own and park are increasing every year. The trend now in ride sharing is seen throughout Vancouver where there are also bike programs such as an increase in cycle paths, allowing cyclists to mount their bikes on to bus transportation, and bike rental programs as well. 


Living closer to transit routes is now more popular because of its convenience. Grocery stores such as IGA, No Frills, Stongs, Choices are gaining in popularity for their offerings but also because of their walkability.  Though box stores like Walmart,Costco and Superstore still prevail, the boutique butcher, baker, organic shops are all gaining in popularity because of its convenience and ease to walk to. How do first time home buyers maximize on future values when purchasing today?  It is not enough to leave it up to 'chance'.  Buyers have to be aware of zoning, as they would be aware with anything to do with their property such as the number of bedrooms and bathrooms. Zoning is important in Vancouver because of zoning changes in the city's attempts to address densification and population growth.  If you are looking at a specific neighbourhood, look to the city's website for the official community planning and what is proposed in the next few years to see how and if it will affect your property's values. However, you must note that even if you do look at the city's website, you might not be finding the right information you need and require as there are non city planned rezoning projects you may not be aware of. You might be missing out on a tremendous opportunity if you don't know what to look for. Buyers today must have a Realtor who can help them see anticipate future needs. What are your immediate needs? Your immediate needs are important but your future needs are what matters most. Knowing that you will be needing a two bedroom in three years or less means that you will require a two bedroom to grow into. Meanwhile, even if you are not using the second bedroom, consider it as a mortgage helper and which you can rent out.

 

For home sellers, how do they maximize on the full potential of their property? Do I stage my home and declutter? Renovate and update my kitchen? Repaint or landscape? Do I add a secondary suite like a laneway home or infill? What do I need to know about zoning and OCP? What are developers looking for? Where can I get information to sell to a developer along with my neighbours and sell as land assembly?
