About Geraldine Santiago
The climate of real estate in metro Vancouver is like no other. The real estate market's performance in 2018 was strongly influenced by the new homes market with the two most active markets in Canada-Toronto and Vancouver- according to Altus Group. These areas experienced very strong consumer demand for apartment condominiums, and developer demand for residential land. Buying residential land sales shot total commercial property investment to record levels in these two markets.
In 2018, home buying intentions remain positive and relatively strong housing demand is expected to continue to impact both residential land and new home markets; although some cooling is expected due to affordability challenges and tighter mortgage lending rules.
According to Statistics Canada, the unemployment rate of British Columbia sits at the lowest lowels, at 4.7%. But affordability has been a tremendous challenge. Canadians want affordability, sustainability, security, transportation and housing options rolled into one. So how does it happen?
This is where land assembly comes into play. In British Columbia, land ownership is owned by Federal Crown Land (41%) and Provincial Crown Land (48%) and 11% is privately owned. Crown land examples are rivers, lakes, forests, beaches, parks, etc. Those areas are not being developed-at any cost as we love our parks and forests! So, where do builders and developers turn to for land development?
Builders and land developers look to individual property owners -- the 11%-- to come together to form as a land assembly. However, they, too, have challenges of their own such as expensive land acquisition, delays in obtaining permits, labour and talent shortages, project escalation costs and narrowing profit margins indicate that not all land assemblies are successful. British Columbia residents want to have it all--not only affordability, sustainability, housing options, but also be mindful of the environment with special considerations for our natural habitat including Riparian Management Areas, Environmental Sensitive Areas such as near bodies of water like the Fraser River Foreshore.
If you are a home owner and are thinking of selling your home, you might wonder what your options are in order to best position your property's full selling potential. What strategies can you use, and at what cost? --Do I stage my home and declutter? Renovate or update my kitchen? Repaint or landscape? Do I add a secondary suite like a laneway home or infill? What is and isn't allowed in my neighbourhood? And if it is allowed, have I missed my opportunity?What do I need to know about zoning and OCP? What are developers looking for? Where can I get information to sell to a developer along with my neighbours and sell as land assembly?
Don't miss out on a newer trend--in land assembly, where neighbours band together to sell their individual parcel of land as one unit. Developers purchase land assembly site, its future rezoning and redevelopment potential for perhaps more than you would realize if you were to sell your home as a single residential sale.

What a great program you have developed! There is so much to know about buying a home; it can be quite daunting for a first time homebuyer. it was an excellent idea to invite people with different expertise to speak to their field (mortgage, realty, inspection, and legal). Everyone had excellent information to give in their area and the audience of 63 seemed to really appreciate the presentation. it was also so very generous of you to provide a copy of your book to everyone that wanted it.
